John N. Poulos is a founding partner of Poulos LoPiccolo PC and focuses his practice on commercial and residential real estate transactions, lender representation, real estate finance, and commercial leasing matters throughout New Jersey and New York.
Mr. Poulos regularly represents national and regional financial institutions in connection with residential and commercial mortgage loan closings, refinances, portfolio transactions, and related banking matters. His lender-side experience provides a comprehensive understanding of title, collateral, underwriting, and transactional risk, allowing him to efficiently manage complex financing transactions while meeting the operational demands of institutional clients.
In addition to his banking practice, Mr. Poulos represents buyers, sellers, developers, investors, and landlords in a wide range of real estate matters. His practice includes commercial property acquisitions and sales, development transactions, real estate financing, and office, retail, and mixed-use leasing throughout New Jersey.
Mr. Poulos also represents clients in luxury residential acquisitions and dispositions, including notable transactions in Manhattan and Deal, New Jersey, and has handled thousands of real estate transactions throughout his career. His experience includes advising clients on condominium and mixed-use developments, CEMA and EMA transactions, 1031 exchanges, FHA and VA transactions, short sales, and complex title and lender-related issues.

Prior to co-founding Poulos LoPiccolo PC, Mr. Poulos was associated with the prestigious Manhattan law firm Hughes Hubbard & Reed LLP, consistently ranked among the leading law firms in the United States. He spent nearly fifteen years with the firm, advancing from paralegal to managing attorney’s clerk before becoming an associate, providing him with a unique and comprehensive understanding of complex legal matters and transactional practice.
Mr. Poulos has been recognized for excellence in his field and has been selected for inclusion in New Jersey Super Lawyers, including earlier recognition as a Rising Star and subsequent designation as a Super Lawyer for Real Estate.
